Purchase Information

Freehold Strata Ownership:
  • Each unit sold is registered on title, individually to you the purchaser
  • Each "whole unit" interest can be mortgaged, sold, pledged as security, left in will just like any piece of real estate
  • Strata fees: to be determined. Currently most costs are being born by proceeds from rental pool
  • The strata corporation owns; conference room, front desk, administrative offices, house keeping storage areas, indoor pool, Jacuzzi, public washrooms, patio and laundry
  • This resort is a functioning hotel and owner's units are pooled and made available for hotel use during those times when the unit is not in use by the owner
Hotel Income and Expenses
  • Hotel income is pooled
  • Each owner's income from Hotel rentals is proportional to the price they paid for their unit
  • The current management company is paid a base fee in an amount of $75,000 per year or 4.5% of gross revenue whichever is the greatest. In addition to the base fee the Management company will be paid an incentive fee equal to 8% of gross operating profit
    Note - the management company can be changed if so desired by the strata council
Owner Usage:
In all the local resort communities; Whistler, Squamish, Pemberton and Harrison the municipal Governments have limited the total numbers of days each owner can use their particular resort unit. This has been done to ensure there will be maximum traffic flow available to the local businesses eg; grocery stores, restaurants etc.. In the case of the Harrison Beach hotel, even though this covenant is in place there is no policing it and owners come and go as they please.
Note - if your unit has been pooled then you will need to notify the hotel management company of desired dates of occupancy
  • As per the above covenant; each whole unit owner is entitled to 42 days usage per year. With the remaining days going to the rental pool
  • Each owner will occupy their "own" unit
  • A change over fee of $45 charged to the owner at the end of each stay
  • Owners can have a basic clean during their stay for $25 or a full clean for $45
  • Currently, there is a charge to the owners of 20% of the minimal rental rate for time spent at the Resort above their allotted time. This can be addressed by you as an owner in council.
  • You have an option of becoming a member of an "Exchange program"
Note: all the above is decided and approved by the strata council, made up of you the owners, and can be changed and adapted as you wish.
